1) Smooth Integration of your Parking Lots
Have you had a part of the parking lot repatched? Or perhaps, you have extended your parking lot? Two parking lots should not look or seem or feel different. There should be no visible difference of color, and the texture or the finish should not feel different.

2) Good Gravel Foundation
Beneath the tar is the gravel foundation. Your parking lot is only as good as the gravel base. Without a good gravel base, the asphalt layer on the parking lot will break under the weight of the constant traffic. A poor gravel base will result in the asphalt crumbling. A good gravel base consists of sand and small stone gravel.
3) Effective Drainage
Water, whether it be from snow or rain, needs to go somewhere. If it collects and forms puddles on your parking lot, the water will seep into the asphalt, weakening the bonding. Eventually, the asphalt would crumble, causing potholes.

Parking Lot Slope: Your parking lot will slope in certain areas to drain off water
4) Snow Removal
Edmonton sees heavy snowfalls that can overfill your parking lot. Snow should not just remain on your parking lot. It needs to be removed regularly.
5) Attention to Detail
The end product of your parking lot must be even surfaced and have crisp and sharp edges. Attention to detail simply means that your parking lot is well-maintained and looks good.
