Best Approach For Asphalt Preservation

The original construction of asphalt roads can be planned and scheduled for the right time of the year. However, the repair of roads, filling potholes so that traffic can keep moving, is perhaps more challenging than building those roads.

In order to avoid frequent repairs for your asphalt driveway, maintain your asphalt effectively with the help of a professional contractor.

Define your goals

To create a definite plan in order to preserve your asphalt, you need to clearly define your goals. Start with the goals of increased efficiency, reliability and cost-saving. We understand that all projects are not the same, but generally these three goals are what one should keep in mind when structuring a preservation plan. Often it so happens that objectives are not met due to under budgeting, poor time allocation, hidden or unexpected cost, labor and material cost. If these issues spiral out of control then your objectives might not be met. So keep an eye on things from the start.

Inspect and survey pavement

Visual and physical inspections and surveys are key components to developing an effective preservation plan, if you know what to look for. In order to assess the condition of your pavement, inspections and surveys should occur every 2-3 years. Keep a look out for distressed areas which may include alligator cracking, longitudinal and block cracking, weathering, ravelling, patches etc.

Scheduled preventive maintenance

Get in the habit of taking care of your pavement just as you would routinely change the oil in your car > on a schedule. If you neglect the pavement for too long, then there’s a good chance you wind up using more products to fix patch the problem or worse, you may have to repave the whole pavement. The normal average life span of asphalt is 15 years. Going as per industry standards, a sealcoat is recommended every 3-5 years. So, during the entire life span of your road, you would need to sealcoat at least 3 times.

Oil patches

Look for water beads on the surface that indicate oil or gasoline. Remove softened material from these spots and replace it with blacktop patch. You can work around the patch when you apply sealer to give the spots time to cure. If there is no softening, use strong detergent or trisodium phosphate and hot water to scrub away oil or gas residue. Then rinse the area thoroughly. At times cleaning stained patches becomes difficult but it can be managed.

Different types of asphalt repair approaches are taken into consideration when asphalt repair is deemed necessary. Contact a professional contractor if your driveway needs any kind of repair.

Asphalt overlay

Asphalt Overlay V/S Asphalt Removal

Using asphalt in the construction of roadways is a great idea. The asphalt overlay cost is less, and more importantly it increases the safety of the people driving on it.

Here are our set of advantages of asphalt overlay and removal respectively.

Benefits of asphalt overlay

Smooth and comfortable

An asphalt road will ensure a smooth, quiet drive for the people using it. It is a flexible pavement built in multiple layers with a continuous flow of material moving through the asphalt paver. Repetitive construction joints, noisy surface texture, and blow ups are eliminated by this method of construction. Hence, the driving experience is enhanced and as mentioned before, the drive becomes smooth and quiet. These features benefit airplanes as well. Asphalt runways and taxiways mean safer landings and take offs, because such surfaces are smoother and easier to maintain.

The initial costs of asphalt are low, it lasts long, and due to its recyclability, has residual value greater than other pavements.

Reclaimed asphalt contains a lot of bitumen, and reheating and reusing it is simple. Therefore, reclaimed asphalt is a valuable raw material as bitumen is the most expensive component of asphalt. Asphalt containing reclaimed asphalt is just as good as new.

Safety concerns are addressed by asphalt overlay. New asphalt technology ensures quick dispersal and drainage of surface water, reducing water spray and therefore, improving visibility for the driver in wet conditions. The porous asphalt materials dramatically reduce blinding spray, and by dispersing surface water they also reduce the risk of aquaplaning and increase the visibility of road markings. Hence asphalt overlay helps in keeping the drivers safe.

Benefits of asphalt removal

Asphalt overlay

Removal is the excavation of existing asphalt pavement, which reveals the gravel base. If there are any areas where the sub base is soft they will need to be undercut then fine graded to proper grade. An undercut is an area that needs to be fully excavated and backfilled with aggregate

Reduces urban heat

One of the best ways to reduce the urban heat island effect is to plant trees and increase vegetation. They absorb heat rather than bounce it back to the street level, and they provide shade.

Reduces air pollution

When you depave asphalt roads and install green spaces in their place, dust is filtered and airborne pollutants are captured. A hectare of mixed forest can collect 15 tonnes of particulate matter from the air every year.

Improves health

As we reduce pollution, the health of the citizens is improved. Asthma and respiratory diseases are directly linked to airborne particulates, which are known to be reduced by trees in urban environments. Psychological benefits matter too.

Both courses of action have their benefits. But choose which one is necessary and act accordingly.

Take the help of a professional construction company which will carry out the construction or if you need a driveway constructed.

potholes quickly

4 Reasons To Fix Potholes Quickly

Imagine you’re cruising along a freeway at 100-120 km/hour, and you hear a loud bump all of a sudden and your car breaks down. What happened? Your car ran over a pothole and now it wont start.

Potholes are an unnecessary nuisance which you can get rid of with simple driveway maintenance measures. Here are a few reasons why you should consider pothole repair.

1. To protect pedestrians (if it is on the roads)

This may not be the first thing that comes to mind when thinking of pothole repair, but it is truly one of the most important aspects to consider. Anyone who drives a vehicle also has to walk through it at times, especially if it is on your driveway or parking lot. Cracks and holes in the pavement can cause serious injury to people on foot who may trip and fall. In fact, this is such a common occurrence that entire law firms exist to serve clients in suits related to pothole injuries. Would you want to be the accused in one of these cases?

2. To protect drivers

People driving on roads are more prone to accidents if a pothole goes unnoticed and they drive over it and lose control of their vehicle. Fatal accidents could happen or people could get injured seriously. As mentioned before, if the driver loses control, it could prove dangerous for the pedestrians walking on the sidewalks, other cars, etc. To avoid such damages, it is important to fix potholes and ensure the safety of drivers and public at the same time.

3. To prevent damage to the car

While hitting one pothole one time is not enough to cause problems in vehicles, driving over potholes repeatedly can seriously damage a car, resulting in punctured tires or issues with the steering system alignment. Whether yours is the hole that caused the initial problem or not, if a customer or employee’s car sustains damage after hitting a pothole in your parking lot of your commercial complex, or your driveway, you could easily be held liable. Although it’s unlikely that you would be forced to pay a vehicle damage claim, it is still possible. It could also tarnish your business’s reputation if the customer makes their complaint public.

4. To prevent further damage

When potholes are left untouched, they tend to grow. Water continues to seep in, weakening the surrounding asphalt. When traffic drives over it, the pavement crumbles and the hole expands. It’s cheaper for you to perform asphalt pothole repair with a simple patch when you first notice the hole, rather than waiting until it’s so big that you’ll need to purchase additional supplies to fill it or even resurface your whole lot well before you planned to do so.

If you have any potholes on your driveway, or parking lot, contact a professional who will be able to gauge the damage incurred by the road and also be able to fix the problem at hand. Do not procrastinate.

Road Rehabilitation

Road Rehabilitation At Devon

It is quite impossible for any road to last forever. The constant traffic, weight and weather on the road, all contribute to it wearing down overtime. This is what exactly happened to one such road on Michigan Street in Devon, Alberta.

There were visible signs that the road needed repair work. The road had clear signs of wear, tears and cracks. There were also some visible potholes that made life difficult for the residents of Devon.

Rehabilitation and not reconstruction

One of the questions we were asked was why not reconstruct the road. Building the road from scratch offers some advantages such as a renewed road right from the bottoms-up to give the residents of Devon a stronger and better road.

However, the disadvantages of road reconstruction were outweighed by the benefits of road rehabilitation. Road reconstruction requires a long period of time, a large section of the road needs to be shut, causing inconvenience, and it is costly. In comparison, road rehabilitation is much more cost-efficient and requires less time.

Had Michigan Street gone without any repair for a few more months, the state of the road would have reached a damage level wherein the best option would be road reconstruction.

Milling and overlay

Road Rehabilitation

A Milling Machine

Road Rehabilitation

With today’s technology, repairing a road is not that difficult. The milling and overlay process is the most common one among road rehabilitation. We’re not going to get into the details, but here’s a quick overview:

  • The top layer of the road is removed by a milling machine. This is usually about a 2 inch layer
  • The overlay process adds a fresh layer of bituminous and asphalt pavement in place

People and the weather

There were two constant challenges that we’ve had to keep in mind when conducting road rehabilitation on the Michigan Street.

Road rehabilitation on such a large stretch is sure to inconvenience the residents of Michigan Street. We kept each and every resident informed of when the project was starting, when it was expected to end and ensuring that no vehicles were near the road rehabilitation site.

Even before starting our work, we had to have traffic control in place. Warning signs and flaggers were positioned around so that vehicles would avoid the road rehabilitation zone.

And then there was the weather, something quite beyond our control. This year’s summer has been quite wet. Almost every day had at least one thunderstorm followed by rain. Paving work during the rain is impossible. We had to wait and after the waiting, the road had to be swept to quicken the drying process, and only then could we resume the road rehabilitation.

The rains definitely brought a challenge in sticking to the schedule, something we didn’t expect entirely.

Making the deadline

Yet, despite the challenges, we completed the project on schedule. This was possible because of good planning, professionalism on the field and access to the right equipment. We used large milling machines that increased the pace of the road rehabilitation. This was more time-efficient than utilizing smaller milling machines.

So, if you are driving through Michigan Street in Devon, you won’t find any bumps soon!
